WHAT IS THE RENT APPLICATION PROCESS?

  • Paying for an application.

  • Filling it out.

  • Conducting a background check.

  • Showing proof of income.

  • Contacting their references.

  • Signing a lease.

IS THE SECURITY DEPOSIT REFUNDABLE?

The security deposit covers any potential damage or unpaid rent that may occur during the term. Then, when the lease is up, some landlords refund the full or partial security deposit amount.

HOW LONG IS THE LEASE TERM?

Leases are 12 months. However, we can offer flexible lease terms, like 6-month or month-to-month contracts, with a 15% above rental rate for month-to-month and 25% above rental rate for 6-month lease.

ARE THERE PENALTIES FOR BREAKING THE LEASE?

We will withhold your full security deposit.

DO YOU ACCEPT PETS FOR AN ADDITIONAL FEE?

Yes, with additional fees or deposits associated with having pets in the property.
Pet deposit per pet $250 and max two pets.  Monthly rent of $30 per pet per month.

IS RENTER’S INSURANCE REQUIRED?

No, but it will be helpful for every tenant to have as a renter. Renters insurance provides tenants with some of the protections of a homeowner’s policy without protecting the dwelling that they do not own. In general, a renter’s insurance policy covers damage or loss to the tenant’s belongings as well as protection against liability claims.

WHAT MAINTENANCE OR REPAIR SERVICES ARE AVAILABLE?

Maintenance requests need to be emailed and if it’s not an emergency it usually takes up to 24 hours to be assigned. Emergencies during the weekend can be request via text during the weekend.

CAN I RENEW THE LEASE AT THE END OF THE TERM?

Yes, a renewal form will be emailed and mail to you within a month or two before the expiration of your lease.
